Enforcement with Integrity

Know every car on your property.

Professional parking enforcement for Houston's multi-family communities, backed by decades of combined experience and tailored to your property.

Authorized ApartmentPermits vendor. Every patrol uses license plate recognition cameras to scan and verify all vehicles parked on your property.

How it works

Four steps from first walkthrough to documented enforcement. You set the rules, residents register their own vehicles, and we patrol to the level you choose.

01
Multi-family apartment building

We walk the property.

An operations lead walks the lots with your on-site manager, discusses existing parking issues, explains the onboarding process with our permitting system, and provides expert recommendations.

02
Signed agreement document

We establish the agreement.

We provide all state-required signage and import your data directly from your property management software — making onboarding extremely easy. You then notify residents that they need to register their vehicles.

03
Tow truck

We patrol to your enforcement level.

Once residents have had sufficient time to register, you set a start date. We then enforce parking based on the rules you've established for your property — at the level of enforcement you've selected.

04
Vehicle permit log

You see every action.

Every enforcement action is carried out to your requirements and documented with photos. A detailed history log shows exactly what was done, when, and by whom.

Services

Considered enforcement, built for apartment portfolios.

Every community is different. We meet your on-site manager, walk the property, and configure a posted-and-patrolled program your residents will actually understand — so towing is the last step, not the first.

Patrol & Tow

Marked patrols run on the schedule your property sets — not ours. Every vehicle is photographed before and after it's towed, creating a clear visual record of its condition and location at each step.

Virtual Permitting

A completely paperless permit program tied to each vehicle's license plate — no decals, no hangtags. Residents register themselves, and the system enforces the limits you set automatically, so day-to-day management stays hands-off for your office.

Digital Dispatch

Dispatching is handled digitally for management and residents alike. When a vehicle sits in a reserved or assigned spot, the resident requests a tow electronically through the system — no trips to the leasing office, and every request logged.

Vehicle Stickering

We sticker every vehicle on the property on the timeframe management chooses. Each sticker is logged electronically, so you can review, approve, and verify registered vehicles right from your management dashboard.

Software Integration

Our permitting platform interfaces with all major property management software, so there's no manual data entry on your end. Every action carries a time and date stamp — eliminating arguments over whether a vehicle was registered and keeping the process transparent for everyone involved.

Compliant Signage

We provide all signage required to enforce on the property, and every sign meets your state's posting regulations — surveyed, supplied, and installed by our crew so enforcement holds up.

Is there a cost to remove a junk vehicle from a multifamily / apartment or commercial property?
No, there is no cost. The registered owner is ultimately responsible for the costs.
How fast can I get started with virtual parking permits?
Most properties can be onboarded within 30 days. We can quickly import your data from your property management system and ApartmentPermits can send notifications to residents.
How do you know which vehicles belong on a property and which ones don't?
All of our trucks are equipped with LPR (License Plate Reader) cameras.
What's it cost to retrieve a vehicle from storage?
This varies based on a number of reasons including where the vehicle was towed from. The best process is to locate your vehicle and ask the storage facility.
Do you do patrol/proactive towing, or only tow vehicles we authorize?
This is completely up to the property owner. We will enforce based on your requirements.
How do you handle resident complaints to limit our liability?
All tows are completely documented with photos. All vehicle transactions are logged within the ApartmentPermits.com system.

You set the rules. Residents manage their own vehicles.

We post the signage, import your resident data, and run a plate-based permit program your office never has to babysit. Residents register their own vehicles; you set the limits. Walkthrough to proposal in five business days — no charge.
